Why Is My Garage Floor Coating Peeling, and How Is It Fixed?
Most peeling coatings were rolled onto concrete that was never ground. Smooth concrete gives a coating nothing to grip, so it lets go, usually first where tires, salt and water hit hardest. The fix is to strip it back to bare concrete, diamond grind so the new coating bonds into the slab instead of sitting on top, repair the cracks, and lay a full polyaspartic flake system. We did exactly that on a failed garage in Etobicoke. Two things no coating escapes: the edges where snowmelt sits can start to lift after about 5 years (an edge repair, not a failed floor), and a live crack that keeps moving will come back through any coating.
